About

Built for landlords who want to decide with confidence.

Tenantly is an AI-powered rental risk reporting tool that helps independent landlords and small property managers screen applicants the way a bank would — by reading the documents that actually matter.

Our story

Tenantly was founded and is operated by Tenantly LLC, a West Virginia limited liability company. After watching friends and family lose months of rent — and a lot of sleep — to applicants who looked great on paper but couldn't actually afford the unit, the goal became simple: give every landlord the same underwriting clarity that mortgage lenders take for granted.

Most screening tools stop at a credit pull and a background check. Useful, but they don't answer the question that actually matters: can this person reliably pay the rent? Tenantly answers that by analyzing bank statements and pay stubs with AI and turning the numbers into a clear, defensible report.

AI-first

Document analysis that reads every page, not just the summary line.

Privacy-first

Encrypted storage, single-use applicant links, scoped access.

Landlord-first

Built for the people doing the leasing, not the enterprise procurement team.

What we do

  • Analyze applicant bank statements and pay stubs and return a 0–100 rental risk score.
  • Surface income stability, affordability ratios, NSFs, overdrafts, and employer cadence.
  • Provide a clear recommendation: approve, conditional, or decline — with the reasoning behind it.
  • Offer optional TransUnion SmartMove background checks with applicant consent.
  • Send applicants a secure, single-use upload link so landlords never have to chase documents.
